Abstract

Box contains ownership, sales, and closing documents in well-labeled folders for various properties owned by and sold by the University of Denver.

Documents and topics include: 1265 Bannock Street Propery (valuation, sale, and closing documents); 1735-1737 Franklin Street Property (sale); 2042 South Josephine Street Property (sale); 2005-2085 South Monroe Street and 3550 East Asbury Street Properties (sale); University Park Manor (closing documents, sale and lease-back); Walgreens Property (sale, appraisal report); Houston Fine Arts Center (sale to School District No. 1); 1521 Vine Street Property (sale), and Woods Ranch Property (sale to C.E. Davison).

Woods Ranch property was a portion of the entire Middle Ranches property that Chancellor Daniel Ritchie donated to the University of Denver in 1994. The entire Middle Ranches property consisted of 20,000 acres of ranch land worth at least $15-million. After the donation, the property was sold piecemeal by the University of Denver to various buyers to generate funds for the University.

This box also includes folders about the relationship between the University of Denver and Pratt Management Company. Properties involved include: Hinman Ranch (sale to Pratt Management Co.); Pinto Valley Ranch (sale to Pratt Management Co.); and Middle Ranches (sale to Pratt Management Co.). There is also a folder about Forest Service Easements with Pratt and closing documents regarding an exchange to adjust the boundary between the University of Denver and Pratt Management Company LLC.

For clarity: the word "sale" as used above indicates that this property was sold by the University of Denver to another party.

This box and other real estate materials used to be housed in the U184 DU Real Estate Collection. Now this box and other materials have been merged into the U113 DU Business and Financial Affairs Collection as the Office of Business and Financial Affairs typically oversees DU real estate and property purchasing as well as Facilities Management & Planning.
